What is buyer assistance?
In one form or another, our park agents Costa Difference have been representing Park La Posada for over sixteen years. Apart from representing the park, they also deal with two client types: those selling their homes and those buying them.
Years ago, buyer protection was nonexistent because there were no transaction safeguards with checks and balances; a simple bill of sale was all the buyer had to show a transaction had taken place.
It is all very different today. Sellers using Costa Difference as park agents to manage the sale can now offer their homes for sale with “buyer assistance” included.
The buyer assistance offered by the seller through Costa Difference begins when a home is listed for sale; the listing will state that the home has been independently “priced checked” to confirm the asking price reflects the age of the home.
After that, a SAPA agreement produced and overseen by Costa Difference is used to govern the sale. A SAPA agreement includes sale conditions and guarantees vacant possession when it is time to make the final payment.
Finally, only once the seller has confirmed to Costa Difference that they have received the final payment do they hand over the keys and issue the buyer with a Compra-Venta document verified and stamped by the park.
Sellers offering to sell their homes with buyer assistance usually sell their homes quickly in Park La Posada. It is, however, not compulsory for all residents in the park to use Costa Difference or offer their “buyer assistance” package; residents can sell their homes privately subject to park conditions.
For people buying a home privately within the park, it simply means there is no price check guarantee or SAPA agreement for the legal transfer of ownership. There is also no FREE translator service to register with the town hall and doctors because these are all aspects included in the “buyer assistance” package that is offered by Costa Difference.
